The challenge

1 Basinghall Avenue is a scheme which has received approval for retrofit by City of London. The scheme will receive an uplift in commercial and amenity space and be transformed into a modern and fully sustainable building making a significant contribution toward meeting the need for A-Grade office space, outlined in the City Corporation’s local plan (City Plan 2040), whilst also contributing to the ‘Destination City’ objective to drive more footfall into the Square Mile.


The Solution

At 1 Basinghall Avenue, the ground floor entrance lobby will be remodelled to enable space for a new café/restaurant. A new rooftop terrace, with extensive, biodiverse greening and cycle maintenance facilities at basement level will be created.

Trustek were appointed to complete workshops with both the occupier and the development team to define the smart elements to be included within the development.  


The Value

The digital presentation of the current proptech solutions that are available in the marketplace and the impact on the development helped the development team select the correct solutions required for the scheme. The collaboration with the major occupier also helped to inform the specific elements which were of significant importance to them.

The project is due to complete in 2026 with Oxygen Asset Management and the wider development team supported by MAPP to continue to deliver the innovations that have been proposed by Trustek.

Oxygen Asset Management said: Trustek were able to articulate what is possible within the development and the impact to the building from an independent perspective. This was completed within a tight timeline to ensure that no delays were caused by this element and ensured that we deliver a smart sustainable building to achieve both our investor goals and attract prospective occupiers to Basinghall Street.

Savvy was deployed in 15 buildings across the country and is used by thousands each day as well landlords like Derwent London and Clearbell. Freddie’s background in both real estate and technology enables him to understand the nuances in both commercial and technology development processes. It also drives his passion for seeing underutilised proptech succeed and ensure that any technology provides an enjoyable experience for customers.
